Does a Manufactured Home Need a 4-Point Inspection in Florida?
If you own a manufactured or mobile home in Florida, chances are you've heard of both a "tie-down inspection" and a "4-point inspection" — and it's easy to assume they're the same thing. They aren't.
FL-GA Home Inspections is a licensed Florida home inspector (License #HI10643), and owner Jim Adams has been a licensed contractor since 2008. We inspect manufactured and mobile homes across
North Florida and South Georgia every week, and the tie-down-vs-four-point question is one of the most common calls we get — usually from an owner who's just been told by their insurer that they need "one of those inspections" without being told which one.
Four-Point vs. Tie-Down Inspection: What's the Difference?
A mobile home tie-down inspection checks the anchoring and strap system that holds a manufactured home to the ground — the part of the home unique to how it's installed.
A four-point inspection is different: it checks the age and condition of four core systems — HVAC, electrical, plumbing, and roofing — the same four systems an insurer checks on any home, manufactured or site-built.
Most Florida insurers ask for a four-point on any home (including manufactured homes) that's 30 years or older, separately from any tie-down requirement tied to financing or a sale. Many manufactured-home owners end up needing both, and we can typically do them in the same visit.
When Does a Manufactured Home Need a 4-Point Inspection?
The trigger is almost always insurance. If your manufactured home is 30 years old or older, most Florida carriers will require a current four-point inspection report before they'll issue a new policy or renew an existing one. It also comes up during a sale or refinance, when a lender wants documentation that the home's major systems are in serviceable condition.
If you're not sure whether your policy renewal requires one, the fastest way to find out is to check your renewal notice for the phrase "four-point inspection" or call your agent directly.

What We Check During a Manufactured Home 4-Point Inspection
The same four systems get checked on a manufactured home as on any other home, with a few manufactured-home-specific details layered in:
- HVAC: age, condition, and visible operation of the heating and cooling system
- Electrical: panel age and condition, wiring type, and any visible hazards specific to older manufactured-home electrical setups
- Plumbing: supply and drain line material and condition, water heater age and condition
- Roofing: roof-over condition (many older manufacatured homes have a shingle or metal roof-over added on top of the original roof), flashing, and visible leaks
You'll get a written report with photos and clear findings, ready to submit to your insurance carrier.

Don't Forget Wind Mitigation
A wind mitigation inspection isn't required the way a four-point is, but it documents roof shape, roof-to-wall connections, and other wind-resistance features that can qualify a manufactured home for real premium discounts. Since we're already on-site for a four-point, most owners have us do both in the same visit.
Serving Manufactured Home Owners Across North Florida & South Georgia
We inspect manufactured and mobile homes throughout Madison, Live Oak, Lake City, Tallahassee, and Valdosta, GA — along with the surrounding communities in each area.
Frequently Asked Questions
Does a manufactured or mobile home need a 4-point inspection in Florida?
Yes, if it's 30 years old or older — most Florida insurers require a current four-point inspection before issuing or renewing a policy, the same as they would for a site-built home.
Is a 4-point inspection the same as a tie-down inspection?
No. A tie-down inspection checks the anchoring/strap system that secures the home to the ground. A four-point inspection checks HVAC, electrical, plumbing, and roofing condition. Many manufactured-home owners need both, and we can typically complete them in one visit.
Can I get a 4-point and wind mitigation inspection done together on a manufactured home?
Yes. Since both are done on-site, most owners have us complete a four-point and a wind mitigation inspection at the same appointment to save time.
How fast will I get my report?
We provide same-day reports for most four-point inspections, consistent with the turnaround we already offer across our inspection services.
